What to check on the survey:
- Trace the existing run. Follow it from the internal stopcock back. Look for the boundary stopcock outside (usually near the pavement) — lift the small square access cover. Determine the actual buried route, not the assumed one.
- Locate services. Gas, electric, comms, drainage. Getting a CAT scan done first is cheaper than hitting a gas main. Under a driveway, always CAT scan.
- Check ground conditions. Clay/rock will slow mole-ploughing to a crawl. Sandy or loamy soil is fastest. Bedrock stops mole-ploughing entirely — trench only.

Where the money is lost

- Concrete driveway. Never quote breaking out and re-pouring concrete driveways for lead replacement — the customer will always compare to no-dig. Sub-out to a directional drilling specialist and price with a markup.

Fluid Category and backflow considerations

Lead is a cumulative neurotoxin. The WHO health-based value is 10 μg/l, and while UK compliance monitoring is done at 10 μg/l (dropping to 5 μg/l under proposed 2028 revisions), any lead in drinking water is best avoided — especially in homes with children, pregnancy or infant formula preparation. This is often the reason the customer is calling, and it justifies the price.
Do not oversell — most homes with lead pipe run their morning tap for 20 seconds and the lead level drops significantly. But long stagnation (holidays, overnight) can spike. If in doubt, direct the customer to their water company's free lead testing service and let the results drive the sale.
Frequently Asked Questions
Do I need to notify Building Control?
For the internal replacement pipe, no. The Water Supply (Water Fittings) Regulations 1999 apply, and any WaterSafe-approved installer is competent to self-certify. External connection at the main is done by the water company under their own competency scheme.
If you're replacing the internal supply as part of a wider bathroom/kitchen refit, other elements (e.g. gas alterations, unvented cylinder installation) may be notifiable — but not the lead pipe replacement itself.
Can I splice into existing lead partway along?
No. If you're replacing lead, replace it end to end (from the boundary stopcock or as far back as you can reach). Splicing MDPE into lead leaves the customer with an ongoing lead exposure risk and a non-compliant joint (lead-to-plastic joints are not WRAS approved). The whole point of the job is to remove lead from contact with drinking water.
What about the meter?
If the property has an external meter in the boundary box, the water company will re-connect it during their external replacement. If the meter is internal, it stays; you connect the new MDPE to it. Never disconnect a meter without notifying the water company first — it's an offence.
Is 25mm always the right size?
For a single dwelling on a mains supply within 30–50m of the main, 25mm MDPE is standard and provides ample flow for typical demand. For longer runs (>50m), rural connections, larger properties with 2–3 bathrooms, or where a mains-pressure combi + high-demand shower is being installed, step up to 32mm. Can I re-use the old lead pipe as a rope-pull for the new MDPE?
Sometimes, in a straight-run mole plough scenario, the old pipe can be used as a pilot to pull the new pipe through. In practice it rarely works — lead sags, snaps and blocks. Plan for a fresh mole-plough or trench and budget for that.
