The Equivalent Area Concept
"Equivalent area" is not the physical aperture of the vent — it's the aperture corrected for resistance to airflow. A 2,500 mm² physical aperture vent might have an equivalent area of 2,000 mm² due to internal baffle design. The vent manufacturer's specification states the equivalent area. Always reference the equivalent area, not the physical size.
For a 3m × 4m bedroom: minimum 8,000 mm². Acceptable arrangements:
- 2 × 4,000 mm² equivalent area slot vents
- 4 × 2,500 mm² slot vents (sum = 10,000 mm² > 8,000 mm² target)
- 1 × 6,000 mm² + 1 × 2,500 mm² (sum = 8,500 mm²)
The vents can be distributed across multiple windows in the same room (e.g. one each on bay window and side window).
The Alternative Strategies
Part F permits non-trickle-vent solutions IF they provide equivalent fresh-air supply. Acceptable:
- MVHR (Mechanical Ventilation with Heat Recovery) — whole-house mechanical ventilation; if MVHR is fitted to the property and serves the room, trickle vents may be omitted. Documented strategy required.

Vent Types — Slot vs Linear vs Rotary
Slot vents (most common): rectangular vent at the head of the window frame. Internal flap for closing. Equivalent area 2,500–6,000 mm² depending on length.
Linear vents: similar to slot but with extended grille. Equivalent area 4,000–8,000 mm² typical.
Rotary / dial vents: round vent, dial-adjusted. Less common, typically retrofit. Equivalent area 2,500–4,000 mm².
Acoustic vents: any of the above with a baffle for sound attenuation. Equivalent area 2,000–4,500 mm² (the baffle reduces airflow).

Wet Rooms — Both Vent AND Extract
Kitchens, bathrooms, utility and WC: both trickle vent AND mechanical extract required. The vent provides background air supply; the extract handles cooking/showering moisture and odour. Together they meet Part F.
Common configurations:
- Kitchen: 4,000 mm² trickle vent + 30 l/s extract fan or 30 l/s ducted hood
- Bathroom: 4,000 mm² trickle vent + 15 l/s extract fan (intermittent or continuous)
- Utility: 4,000 mm² trickle vent + 30 l/s extract fan
- WC: 4,000 mm² trickle vent + 6 l/s extract fan or humidistat
A bathroom with only mechanical extract (no trickle vent) does not meet Part F per the 2022 update — the make-up air must be provided.
FENSA / Certass Notification
Replacement windows are notifiable under Part L (energy efficiency) and Part F (ventilation). Self-certification routes:
- FENSA — Fenestration Self-Assessment scheme; installer registers, certifies compliance
- Certass — Certification and Self Assessment; alternative scheme

Frequently Asked Questions
Can I refuse to fit trickle vents at the customer's request?
No. The installer carries the Part F compliance duty. Customers cannot waive Building Regulations. If the customer refuses vents AND no alternative ventilation strategy is documented, the installer should decline the job or insist on Building Control notification rather than self-certification.
What about replacement windows in listed buildings?
Listed building consent (LBC) is required for material alteration to listed properties. The Conservation Officer may permit non-trickle-vent replacement if the original window did not have them and adding them would harm character. Document this exemption in writing — both LBC and Part F compliance routes.
Does Part F apply to upgrade replacements (e.g. single-glazed to double-glazed)?
Yes. Part F applies to any replacement window in a habitable or wet room. Upgrade vs like-for-like doesn't matter — the replacement triggers the requirement.

What's the difference between 4,000 mm² and 8,000 mm² requirement?
